Kinds of lots

The entire area has been divided into 2 blocks (Etapa) whose only difference is the distance from Nova Viçosa (from a minimum of 2 Km to a maximum of 4 Km) and from the Golf Centre. The distance from the sea is the same, about 300 Mt. Two entrances are foreseen, the main entrance will serve Area 1 and the Golf Centre, the other will be in the middle between Area 1 and Area 2. Each Etapa is divided into “Quadra”, 62 in total. Each Quadra is made of about 30 lots. So there are about 1700 lots in total.
Common green-equipped areas and sports grounds, football and other sports are also foreseen.

The surface of the lots has been carefully studied and defined to meet the various requirements of the buyers and to offer the surface necessary for the future building of houses of different sizes. A 450 square metre unit has been chosen as the most proper to contain houses from 80 sm (the minimum building size) to 134 sm, including a swimming pool and a barbecue equipped area (churraschera).

     

The lots are intended for residential houses but also service activities are admitted (bars, restaurants and so on) if respecting the common quietness. Productive activities are not allowed. So also accommodation facilities such as hotels are admitted (pausada). There are no time limits or restrictions between purchasing time of the lots and the possible building of the houses.

     

With a small investment one can buy a lot already suitable for building, perfectly compatible with the requirements of a house for vacation or for living, both for a couple or a family. But certainly the advantageous prices will induce to invest (or speculate) by buying some additional lot.
A very interesting possibility that Caminho gives is to check on the Internet the lots’ availability in real time. This gives an idea of sold lots (RED colour), of free lots (GREEN colour) and of lots still under negotiation (GREY colour).

The best position
Which is the best position? This is the question that buyers more often ask Caminho’s staff. There is no best position. Each lot, each Quadra and each Etapa can be “the best”. It depends on the requirements and on points of view. Of course there are features that are valuated in a different way by each person, investor or speculator. The distance from the entrance, the distance from the sea or from Nova Viçosa, the distance from the harbour or from the river. For each of the following features the point of view can be different depending on the particular interest the one can have: the sea (each house will be equipped by a swimming pool), the bicycle (Nova Viçosa can be reached in 15 min. by a level road also from the most far-away lot) or boat trips. What can make the difference is that each Quadra has its own price that increases depending on the closeness to the Golf Centre or from the number of lots on which one foresees to build or if one wants to invest in more than one lot and build in the middle.
In conclusion the best lot will be that (or those) than one will decide to buy according to one’s own life style and to the reason for buying, if it is for a residential or tourist use, if it is for investment or for speculation.

Operational procedure
Once the purchaser has chosen the lot or the lots he is interested in, he directly informs Caminho staff, of which we are part. The offices in San Paolo will send by e-mail a sale contract in Portuguese (copied to us). After receiving the confirmation that there are no interpretation mistakes, 2 original copies of the contract will be sent. They will be already signed by the direction of Caminho. One of them has to be signed by the buyer and sent back to the offices in San Paolo.
The payment has to be made according to the terms written in the preliminary agreement (Contrato) unless the contract will be cancelled. It is not necessary to draw up a deed (Scritura) as a guarantee of the property because the Brazilian law grants much more than the Italian one about property. So everything can be easily done from Italy.
If one wants to draw up a deed he has to sign below the notarial document at a “cartorio”. But also in this case it is not necessary to travel to Brazil, one can carry it out by proxy without leaving Italy.
