Houses suggestions

We would like to underline that Caminho de Abrolhos imposes any restrictions to the buyers about the building of the houses. After having purchased the lots each owner can address to a building firm and have his house built.
Anyway Caminho has developed some projects based on respect for Nature and the pursue for a sustainable development. Hereby we describe the projects and their features.

   

Some fixed features are the use of eco-friendly construction materials such as tijolo, a sun-dried cement brick, a big external cover to grant a lot of shade and save energy for air conditioning. Doors, windows and external planking are in PVC, a recyclable material to replace wood (to fight the deforestation in Amazonia). Collection of rain water, use of solar panels for shower’s hot water, toilets with double drain possibility for waste waters and reutilization and filtering of drain water for irrigation and toilets. Of course the customers that will choose one of these projects or will refer to them for the development of their house can choose what to include and what not to include.

   
   
   

Thanks to the favourable climate and to the pursue of energy saving each room is foreseen with a different glass surface. All our proposals have been studied to give an overall harmony to the construction respecting also the building tradition of the area and meeting the present esthetical and functional requirements.

Are they only projects?
No, the houses that we offer do really exist, but it is not possible entering in detail for each of them and describe the building solutions unless by a graphical form.

As you can see we can meet different requirements both for already existing or specific projects. Consider that in Brazil project and approval costs for houses are not so high as in Italy or in other countries and that the time involved is far shorter thanks to a faster bureaucracy, at least in this field.
Realization time is also reduced and in an average period of 4-5 months a residential or tourist house can be built. The choice of the aesthetical finishing materials can be valuated together. In any case they are finalised before entering into the contract.

Operational procedure
After the finalization of the constructive features, that have to include also construction materials and accessories in addition to model and project of the house, a tender specification is issued (Memorial Descritivo) that establishes what has been agreed. Along with that the builder encloses the supply contract (Contrato de Venda) that refers to the tender specification, law warranties, value and payment terms and building time.
The best and safer payment term is a payment according to work progress with an advanced payment of 30 days. The builder, or an agent of our, can send pictures to witness the work carried out.
The deed (Scritura) will be done when the construction is finished and the house is consigned. This means that the owner can use the house since it is finished also before the deed.


Note: Brazil defends the owners of houses far more than Italy and the sales contract is already a document that can be impugned.
